Commercial and retail projects run to a fixed opening date, and the electrical package is one of the few things that can move it. Long lead items like transformers and switchgear have to be ordered against the programme, not when the electrical contractor mobilises.

The load profile is cooling dominated. In Saudi conditions air conditioning drives the peak, which sets transformer sizing, incoming supply capacity and the standby generator rating if the tenant mix needs backup. Getting this wrong on the low side is common and shows up as a capacity problem in the first summer.

Tenant fit out is the second pressure. Malls and multi tenant buildings need distribution designed with spare ways and metering for tenant billing, and busway risers make it far easier to add capacity later than a hard wired arrangement. Sub metering also settles disputes over consumption before they start.

Life safety is inspected before opening. Emergency and exit lighting, fire detection and alarm, sprinkler systems and fire pumps all sit in the Civil Defence approval package, and a failed inspection means a delayed opening.

EV charging has moved from optional to expected. Parking structures increasingly need AC wallboxes or DC chargers with load management so the charging load does not force an upgrade of the incoming supply.

Increasingly yes, and even where it is not mandated, provisioning cable routes and spare capacity during construction costs far less than retrofitting a parking structure later.

How is charging load stopped from overloading the incoming supply?+

Load management shares the available capacity between chargers dynamically, so several units can be installed without upgrading the supply.

What is the longest lead item in a commercial electrical package?+

Usually the transformer or the MV switchgear. Both should be ordered against the programme early, and quotes state lead times per item so the critical path is visible.
